How we calculate these figures
- Which listings. Every live listing on Koor within about 20 km of central Kabul. Listings without a price are left out.
- One currency per table. Each table uses the currency most of its listings use (afghanis for rent, US dollars for sale and gharaw) and leaves the others out, rather than converting them at an exchange rate.
- Typical. The median: the price in the middle when listings are sorted from cheapest to most expensive. Unlike an average, a few very expensive listings don't pull it up.
- Middle half of listings. Half of all listings fall between these two prices. A quarter are cheaper and a quarter are more expensive.
- Minimum sample. A row is only shown when at least five priced listings support it.
- Asking prices. These are the prices owners and agencies ask for. The final price is often negotiated.
How to use these numbers
- Use the middle half as a guide to what is normal for a home of that size.
- A listing far below the range deserves a closer look, and sometimes it is a warning sign. See how to avoid property scams.
- The area, floor, age of the building, heating and furnishing all move a price within the range.
- Prices change. Check the date under each table.
Frequently asked questions
How often are these prices updated?
They are recalculated from live listings every day. The date under each table shows when the figures were last calculated.
Are these the prices people actually pay?
They are asking prices from current listings. Final prices are often negotiated, so treat them as a guide to what is normal rather than an exact figure.
Why are rents in afghanis but sale prices in dollars?
That is how most owners in Kabul list them. Each table uses the currency most of its listings use, so the figures within a table can be compared.
